    Essentials (any version) does not have a "Wall Covering" tab in the Wall or Room Specification dialogs so what you do is to use thin, reshaped soffit objects to carry the second material you desire. You can add a chair rail by way of the Room Specification Dialog - Moldings Tab per space and then get the variation of material using custom-sized soffits to overlay to the chair rail.
    The effect is the same and just a little more work (clicks).
