Split level
Supposedly one floor of a plan can be designed lower than another floor according to Help as follow:
Floor Height specifies the ground level of the floor. This is useful in designing split-level homes. The default is 0, but you can specify a negative number to make the floor lower in one room than another. When you set this value, the Ceiling Height value automatically updates to keep the ceiling level across the plan.
However, trying to show living area rooms 24" higher than the garage cannot be accomplished - either by increasing living area rooms (+24) or decreasing (-24) the garage.
So...how is this done?

Note that the Stem Wall Top (A) is at -12 and the floor is 12 inches below that, which means it is 24 inches below the zero reference (conveniently, the living room default is at the zero reference). Note also, Floor to Stem Wall Top (F) is a positive number, as it is measured from the floor up. Not intuitive, I know, but it works once you understand it.
This is from HD PRO 7. If you have a different product, you may have somewhat different dialog settings, but the principle should be the same.
BTW, this is for a garage that is taller than the residential standard, so don't let the other dimensions throw you.
Also, it is always a good idea to mention which product and version number you are using.

Make sure you remove the (D) - it stands for default and if present will cause the default value to be used instead of the one you typed.
